They can only take your security deposit, any amount above that and they would need to take you to court. The 2 walk-through idea is good, as you might get back more of your deposit but you might spend more out of pocket for repairs. Clean and fix what you can for the lowest price you can then let your security deposit do the rest of the work but ask to see receipts and a breakdown of all costs so you can make sure if any of your deposit is unused.
